August Sales Data – Verona & Dane County


We are almost through another summer, and the kids are back in school. This is the time of year when real estate listings (and sales) generally slow down. The stats are showing reduced sales compared to the prior year as we expect. Few people want to move when their current interest rate is half the going rate. We see a slight increase in days on market and fairly flat (though still low) inventory levels. The interesting thing is, looking at all of Dane County, we see a calming in the rising prices, up only 1.1% over the same time last year.

Based on this data from recent closings, the speed at which things are selling and inventory levels, still signal a strong sellers market. This data lags a bit from current activity though because it’s based on closings not currently active homes.¬† In the past few weeks I’ve noticed less buyer activity and higher days on market. The Median days on market of homes currently active (not pending sale) in Dane County is 39 days and in Verona it’s 38 days. Yes, some houses are actually sitting on the market now!

I think this fall and winter should bring a better (easier) buying opportunity and less competition among buyers. In fact our last 2 homes under contract were under asking price for a change! If the craziness of bidding wars scared you away, it’s time to start shopping again!
