Verona Home Sales Statistics – August 2015

We are seeing an interesting trend in Verona with home sales over the past few months. While home prices year over year for comparable homes are actually up, the average home sale price has been lower than last year. How is that possible? People are choosing to buy in the lower to middle range of the housing spectrum recently rather than buying the higher end homes. To prove this point, I looked at how many homes sold in Scenic Ridge (a pricier neighborhood) last August, it was 15! This August, Scenic Ridge only had 2 sales, and 11 homes currently active on the market. Scenic Ridge also, has the highest days on market average in Verona right now. Don’t get me wrong, Scenic Ridge is still a great desirable neighborhood, but it looks like the number of people able or willing to spend $400,000 or more for a house is in Verona is tapering off a bit. Or maybe the houses that are active there are just overpriced.

The sale price to list price ratio in Verona was still strong at 99.3% and the average time on the market is only 26 days. Inventory has jumped up a hair to 3.6 months with 65 available listings. These three stats tell us it’s still a strong sellers market in Verona!

Cathedral Point remains the most active neighborhood with all the construction going on and 5 houses closed there in August, and the runner up was East View with 4 August closings. Cathedral Point and East View also tied for the shortest days on market in Verona for the month of August at 12 days.
